This can include tenant communication, rent administration, inspections, shared-area observations, cleaning arrangements, maintenance coordination and record keeping.
Landlords remain responsible for confirming the licensing and legal requirements applying to the property.
No property manager should provide a blanket compliance guarantee without considering the individual property and circumstances.
Holding Homes can coordinate documentation, checks, inspections, tenant administration and maintenance records. The landlord remains legally responsible for the property and should obtain specialist advice where required.
The Renters’ Rights Act changed tenancy structures, possession processes, rent increases, advertising, rent in advance, written tenancy information and other areas of private renting from 1 May 2026.
Holding Homes can support the practical administration and management of affected tenancies but does not provide legal advice. We have more information on these changes here.
We can help coordinate relevant checks and certificates, including gas safety inspections, electrical installation inspections, Energy Performance Certificates and alarm checks.
The requirements applying to a particular property depend on its type, location, installations and licensing arrangements.
The landlord agrees an expenditure-authorisation arrangement with Holding Homes.
This may allow us to approve routine work up to a set limit, require approval for all non-urgent work or use a bespoke arrangement for the individual property.
Urgent incidents involving immediate safety concerns or serious property damage are escalated promptly.
This can be discussed when the management arrangement is agreed.
Where a landlord has an established contractor, we can record their details and determine when they should be used. Contractor suitability, availability, insurance and response times may need to be considered.
Our managed service can include rent collection, landlord statements, payment records and initial arrears communication.
More serious arrears, possession action or legal recovery may require specialist legal advice.
Inspection frequency depends on the property, tenancy, management agreement and any relevant licensing conditions.
