We offer a fully managed, end-to-end property service at a competitive 7% PCM (+VAT),  plus a one fee to cover initial marketing, property and tenancy preparation costs, which is two weeks rent + VAT.

Lettings Process

Step by Step Guide

We have the knowledge and expertise to work with those who are new to letting as well as seasoned landlords loking for a more competitive agency.  

1. Consultation & Valuation

We discuss your objectives, do a professional rental valuation, and advise on potential refurb or upgrades.

2. Instruction to Let & Legal Checks

  • Sign our instruction form; we handle certificates (Gas Safe CP12, EICR, EPC, etc.), insurance checks, and compliance.
  • At this point we charge 2 weeks rent plus VAT (Minimum of £250 + VAT) to allow us to cover our marketing and time for property prep and marketing. 

3. Property Prep & Marketing

  • Minor repairs, furnishing, or staging as needed.
  • Creation of listings (photos/video/floorplans) for major portals.

4. Viewings & Tenant Selection

  • In-person or virtual viewings.
  • Tenant applications, referencing, credit checks, and guarantor options (if needed).

5. Tenancy Agreement & Move-In

  • Drafting and signing of contracts.
  • Rent/deposit collection (registered with DPS or equivalent).
  • Initial inventory and move-in inspections.

6. Ongoing Management

  • Rent collection 
  • Routine checks, safety certificates, maintenance as per your chosen tier.
  • Tenant communication and issue resolution.

7. Renewal & End-of-Tenancy

  • Periodic rent reviews, contract renewals.
  • Full exit process, including final meter reads, deposit release, and re-marketing for the next let.
