Urgent incidents involving immediate risks to people or serious damage to the property will be escalated without unnecessary delay.

Maintenance authorisation options

Landlords can agree how much authority Holding Homes has to instruct work:


Delegated Limit:

Holding Homes can approve routine work up to an agreed financial limit. Expenditure above that limit requires landlord approval unless urgent action is necessary.


Full prior approval:

Non-urgent work requires landlord approval before a contractor is instructed.


Bespoke arrangement:

Different limits or processes can be agreed for individual properties, portfolios, HMOs or specific types of work.


These arrangements help landlords retain financial control without creating unnecessary delays for tenants or contractors.

Our letting and management process

Step by Step Guide

We have the knowledge and expertise to work with those who are new to letting as well as seasoned landlords loking for a more competitive agency.  

1. Landlord Consultation & Valuation

 We discuss the property, its condition, the tenancy position and the level of support required. 


We assess the likely rental value and identify preparation, maintenance or presentation work that should be considered. 

2. Instruction to Let & Contractual Documentation

We agree the service, fees, expenditure authority and both parties sign the required documentation and the initial fee  - 2 weeks rent plus VAT (Minimum of £250 + VAT) before preparing the property for marketing. 

3. Property Preparation & Marketing

We completed any minor repairs, furnishing, or staging as needed; we then create  listings (photos/video/floorplans) for major portals to advertise the property.  

4. Viewings & Tenant Selection

We manage enquiries and in-person or virtual viewings, and complete the agreed application and referencing process.   

5. Tenancy Agreement & Move-In

We coordinate the tenancy documentation, deposit administration, inventory and move-in information. 

6. Ongoing Management

We manage rent administration, communication, inspections, records and property maintenance according to the agreed service 

7. End-of-tenancy or continued management

We coordinate the end-of-tenancy process, property preparation and re-letting where required.
