Making Renting Easy

Renting a property through us is a doddle. All of our properties are fully managed by us on behalf of the landlords we work with;  we make sure each and every one is up to the correct safety standards and is carefully maintained.

The Rental Process

1. Search & Viewing

  • Browse available listings on our website or major portals (Rightmove, Zoopla).
  • Book viewings with us via email or phone; we guide you through any property in detail.

2. Application & Referencing

  • Once you find a suitable property, you make your offer to the landlord
  • We work with you to get all the relevant documentation including checking IDs, right-to-rent proof, employment details, and references.
  • We check affordability (usually 30x monthly rent in annual salary) and discuss guarantor or other arrangements if needed.


3. Offer & Tenancy

  • Upon acceptance, you’ll sign a tenancy agreement and pay the first month’s rent + deposit.
  • Your deposit is held in a protected government-backed scheme for your security (the interest stays with the scheme to help keep it running). 

4. Moving In

  • We have a detailed report on the state of the property when you move in so we can identify fair wear and tear for you during the tenancy.  
  • We hand over keys, record meter readings, provide an inventory, and ensure you have all compliance certificates (EPC, Gas Safety, etc.) and anything else you need (instruction manuals etc).
  • You’ll receive info on how to pay rent, which is recommended to be by Standing Order, and who to contact for maintenance issues (us).

5. During the Tenancy

  • We don’t ask much of you when you rent with is - pay your rent on time and look after the property.
  • For repairs or concerns, contact us; we’ll coordinate with you to get your issues resolved ASAP. 
  • We also do periodic inspections to ensure everything’s in good order – don’ worry, these are done with at least 24hrs written notice, and we aim to arrange to do them at a mutually convenient time.

6. Check-Out

  • At the end of your tenancy period, you can either renew or move out
  • Whichever way you choose to go, we will be on hand to help.
  • If you decide to renew, we’ll guide you through the renewal process or help you find another property.
  • If you choose to go, we will finalise meter readings, check the inventory, and handle deposit returns through the protection scheme.
