Professional cleaning services

 Cleaning can affect the presentation, condition and readiness of a rental property, particularly at the beginning and end of a tenancy.


Through the wider Holding group, we can help coordinate:

  • Regular communal-area cleaning
  • HMO cleaning support
  • Cleaning following repairs or refurbishment
  • Post-building-work cleaning
  • Property preparation before marketing or occupation


Cleaning can be arranged as part of a wider tenancy changeover or as an individual service according to the property’s requirements. 

Maintenance and repairs

When a tenant reports a problem, the issue often involves more than simply finding a contractor. The work may need to be assessed, approved, scheduled around the tenant and monitored through to completion.


Holding Homes can help coordinate:

  • Routine repairs
  • Urgent maintenance
  • Contractor quotations
  • Access arrangements
  • Decorating
  • General property upkeep
  • Planned maintenance
  • Follow-up work
  • Contractor invoices and supporting records


Landlords can agree how maintenance expenditure should be authorised, including approval thresholds for routine work and separate approval for larger or non-urgent items.


Urgent incidents involving an immediate safety concern or a risk of serious damage to the property will be escalated promptly. 

Building and property improvement work

Some properties require more than routine maintenance before they are ready to let, re-let or sell.
Holding Homes can help landlords assess and coordinate work such as:

  • Refurbishment

  • Preparation before a first tenancy
  • Work between tenancies

Where more substantial or specialist work is required, the appropriate business or contractor will provide the relevant scope and quotation before work begins. 

End to End Property Support

One point of coordination

Using separate agents, cleaners, tradespeople and contractors can leave landlords managing several disconnected conversations.


Holding Homes can act as the central point of coordination between the landlord, tenant and the people carrying out work at the property.


This can provide:

  • Fewer separate suppliers for the landlord to manage

  • Better coordination between tenants, contractors and property managers
  • Faster preparation between tenancies
  • Improved oversight of outstanding work
  • Clearer visibility of property expenditure

The intention is not to remove the landlord’s control. It is to reduce the time and administration involved in coordinating the work.

How additional services are commissioned

Some services are delivered directly by Holding Homes as part of the agreed management service.


Other services may be delivered by another business within the wider Holding Solutions group or by an appropriately selected specialist contractor.


Where work falls outside the agreed property management service, we will confirm the relevant:

  • Scope of work
  • Business or contractor delivering the service
  • Quotation or charging basis
  • Landlord approval process
  • Expenditure limit
  • Contractual terms
  • Payment arrangements


Additional cleaning, maintenance, repair, building or improvement work is not automatically included within the standard property management fee.


No separately chargeable work will be instructed without the appropriate authority, except where urgent action is reasonably required to address an immediate safety concern or prevent serious damage in accordance with the agreed management terms.
