Set a clear budget and location preferences.
Research potential additional costs (e.g., stamp duty, survey fees, solicitor’s fees).
Get a Mortgage in Principle (also called “Decision in Principle”).
This indicates how much a lender might be willing to lend you, giving you a stronger position when making offers.
Essential for handling all the legal aspects, from drafting contracts to conducting searches.
If you already own a property, decide whether to sell first or buy at the same time.
Being chain free can make you more attractive to sellers.
Compare different areas, property types, and keep an eye on the market value.
Arrange viewings via estate agents or direct with sellers.
Negotiate a price with the seller (often via the estate agent).
A Memorandum of Sale is issued once the offer is accepted, confirming price and solicitors’ details. (This is not legally binding.)
Your lender will typically organize a mortgage valuation, but it’s wise to commission a more comprehensive survey (e.g., Homebuyer Report or Building Survey).
Finalise your mortgage approval once the property valuation is complete.
Solicitors exchange draft contracts, conduct or review local searches, and raise any legal queries (enquiries).
You review all findings (e.g., boundaries, planning permissions, local issues).
Once all checks are satisfactory, you’ll agree on a date to exchange contracts (at which point the deal becomes legally binding).
Completion (the day you get the keys) usually follows shortly after exchange, unless otherwise negotiated.
You pay your deposit (usually 5–10% of the purchase price).
Both parties sign and exchange contracts. If one party pulls out after this, there are financial and legal consequences.
You pay the remaining balance through your solicitor, and ownership is transferred.
You pick up the keys and can officially move in!
